We are experienced at Residential and Commercial REO transactions. Our title computers are linked statewide and our company closes transactions throughout Florida using a notary closing team we have assembled for seamless closings or Federal Express. All South Florida closings (Miami-Dade, Broward and Palm Beach counties) are done by our office Closers.
Our rates are extremely competitive, as we close transactions at minimum promulgated rate with consideration for reissue credit. As REO Asset Managers or Lenders, we are aware of your need to expedite escrows/closings and fundings, and have an excellent proactive system in place with skilled REO processors.
Upon receipt of your Title Order, our REO team immediately performs title searches and a title commitment is generated within 48-72 hours of receiving an Order and sometimes earlier. Your Buyers are contacted early in the transaction by email, mail, and phone, and are kept abreast of the developments in the transaction.
We assist with insurance, municipal lien searches, violation payoffs, surveys and other needs of your company and the Buyers. Our post closing, processing and packaging departments promptly and accurately complete each transaction and wire Seller proceeds day of closing. With our broad experience, no closing is too difficult, and we refuse to let even the most difficult transactions fall through.
All closings, not just special cases, are expedited. A huge REO issue in Florida is Condominium and Homeowners Association payoffs and the 1% or 1-year formula, which many Associations and their attorneys conveniently ignore and attempt to charge Asset Managers and Lenders incorrect and exorbitant amounts.
As a Florida Condominium and Homeowners Association lawyer for 30 years, Mr. Straley personally contacts Associations or their law firms in writing with a special letter he designed and forces them to accept the proper statutory payment.
